Typically, most people have two basic questions when searching for a Property Management Company: 1. What services do you provide and, 2. What will it cost me?
1. What Property Management services do you provide?
We provide a full range of professional property management services, including but not limited;
a. Pre-Leasing Evaluation: A tremendous feature we offer right after becoming your property manager is an extensive evaluation of your property. is it ready to rent? Does it have the features that tenants want? Can we make simple changes to increase your rent dollar? Upon completing the review, we will provide you a report and any anticipated costs involved in sprucing up your property. You might be surpriced how little it might cost to make your property even more appealing and, as a result, how much more rent you might be able to charge and collect!
b. Marketing the Property: We use a varity of cost-free marketing efforts, including yard signs, internet advertising and flyers. We also take losts of pitcures and creat very attractive flyers for your property. If necessary, paid advertising will be used to help rent the property more quickly.
c. Leasing the Property: We take care of all the phone calls concerning the property, conduct all showings and handle all aspects of screening tenants thoroughly. When we feel we have a solid prospect, the application is taken, processed and if prospective tenant qualifies then a deposit is taken and posted to reserve the property until move in. We do credit and criminal background checks on every tenant.
d. Maintenance: Inevitably, problems will arise ( yes, the number one reason tenants call is for toilet issues ) but our tenants have a three day insprction on their home, once this period is over any issues with toilet or drains is the tenants responciblity to take care of and they sign an addendum to the lease concerning plumbing maintenance so there is no issues. We have highly qualified maintenance technicians that can solve nearly every problem. And during emergency situations, we have a list of terrific contractors to call upon. Rest assured, your asset is in good hands. But nothing is done until owner has been contacted.
e. Inspections: We guarantee a walk-thru inspection every six months and will conduct drive-by inspections more frequently. You will recieve pictures and reports of these inspection if you wish.
f. Monthly Statements: We offer timely accounting statements each month. We process our statements by the end of month and send it through traditional mail. We can email monthly paper work and deposit funds in the bank instead of mailing a check.
g. Eviction/Legal Issues: In the event that an eveiction is necessary, we are more than capable of handling every aspect of the process, including court appearances and collections. There is some Townships that require a management company to have an attorney and in this case we do have an attorney we us and then the owner is only charged his cost with no mark ups.
2. What are your fees: There are two basic fees to understand : First, we charge a one time fee of $150.00. The fee is paid from the tenants first months rent, so you do not have to directly pay us for this service. The fee might seem excessive but as you may know, leasing a property can be a very time-consuming process, and we assure that all efforts are made to lease your property quickly because we do not make money until you do. This only covers the advertizing and cost of travel to property to show it.
Second, we charge a monthly management fee that equates to 10% of the monthly rent. As we noted above, our goal is to maximize your rent, so we feel like we pay for this service by simply getting you more rent and/or decreasing the time it takes to rent your property. Vacancies are very costly and our goal is to maximize your time on the market.
